Frequently asked questions

rethinking.space is part of the Legacy Property group and was created to bring quality, affordable housing to the market… and we do things differently.

Our apartments are built with a focus on affordability and sustainability, with targeted Homestar ratings and unique innovations that ensure a healthier, more sustainable home, we aren’t afraid to ‘rethink’ the status-quo. Each apartment building is provided with a fleet of electric vehicles for use by residents and we build in areas that are transport centred, allowing residents to reduce their reliance on car ownership and live a more eco-friendly lifestyle.

With space:1 already underway, we’re now gearing up for space:2 in Takapuna!

We will be commencing later in 2019, with a view of completing the project late 2020. Apartment owners will be updated on our progress on a regular basis with frequent photos, videos and emails sent out.

Being new builds, you’ll only require a 10% deposit to purchase any of our apartments, and we have a dedicated in-house sales team available to support you throughout the process. Once you’ve identified your ideal apartment, you begin with signing a Sales & Purchase Agreement which secures the apartment for an initial 10 (business) day due diligence period. If you haven’t already, we would recommend you assemble your sidekicks – lawyer, mortgage broker/bank/finance advisor, and anyone else who might want to weigh in on the decision!

Now that you know you love everything on offer, the agreement becomes unconditional, and after a further 10 (business) days the minimum 10% deposit is due. This is held in our solicitors’ secure trust account and you’ll receive the benefit of any interest accrued – and with each apartment at a fixed price, you can rest assured that there will be no increase in price during the build. From here, no more payments are required until settlement – now to set a date for the housewarming!

As the apartments are ‘freehold unit titles’, a body corporate is required to manage the building insurance and maintenance and to keep the common areas clean and safe, leaving you free to enjoy a quality of life that not all properties provide! The annual body corporate fee will be set close to completion and will be proportionate to the apartment value.

Any apartment owner is automatically a member of the body corporate and can choose to be on the committee. To ensure everyone can delight in their lovely home, there will be a Building Manager with a regular presence on site to ensure the building is well looked after.

The electric vehicles (EV’s) are for the use of apartment owners only and can be booked and paid for via mobile app for shopping trips or visiting friends and family across town. There will also be long trip booking options. The vehicles will be current model EV’s, well maintained and cleaned on site.

If you do have a car, you can park on nearby residential streets, or there is an Auckland Transport parking building being constructed across the road from the space:2 apartments. At this stage it is not confirmed, however there may be long term car park leases available.

Achieving this certification means the building has been awarded a high sustainability rating from the Green Building Council. This recognises the superior insulation, ventilation and water saving qualities of the design, as well as working with partners and suppliers who have adopted strong sustainable practices and materials. With our building methodology, space:2 will have the ability to be warm in the winter and remain cool in the summer heat. Learn more at https://www.nzgbc.org.nz

A bus stop is located across the road on Burns Avenue, with regular buses into the city taking just 15 minutes – in peak times! There is a cycleway planned that will take you right into the city and will go via the scenic Harbour Bridge – this is due for completion in 2022.

Pets are allowed at the discretion of the Body Corporate and permission shall not be unreasonably or arbitrarily withheld. Please refer to the Body Corporate rules for more information.

There will be electronic fob access to the front and rear doors and access to floors will be limited to the owners’ apartment floor. Visitors will ‘buzz’ the apartment owner and access for the visitor will also be restricted to the relevant floor only. Couriers or other deliveries can be made to the building and placed in apartment owners’ lockers in the plant room on the ground floor. Access is limited, so the actual living areas remain secure and, prior to access, they must receive permission from you as an apartment owner.
